    What these results mean

    What is cash-on-cash return?
Your yearly cash flow (after the mortgage payment and operating costs) divided by the cash you put in: down payment, closing costs and rehab. It answers a simple question: what is the cash I invested earning each year?
    What is cap rate?
Net operating income (rent minus operating costs, before the mortgage) divided by the purchase price. It lets you compare properties as if each were bought with cash, so financing doesn't muddy the comparison.
What is the 70% rule for flips?
A quick screening rule: the most you'd pay is about 70% of the after-repair value (ARV), minus the rehab budget. The 30% cushion has to cover selling costs, financing, holding costs and profit. It's a starting filter, not a final answer.
    How does BRRRR work?
Buy, Rehab, Rent, Refinance, Repeat. You buy and fix a property (often with short-term financing), rent it, then refinance based on the new appraised value to pull some or all of your cash back out, and use it for the next one. The calculator shows how much cash comes back at the refinance and how much stays in the deal.
Where do the default numbers come from?
They're general Grants Pass and Josephine County starting points: typical investor loan terms, insurance, rent, and expense allowances. Every property is different. Swap in the actual taxes from the listing, a real insurance quote, and a rate from your lender for numbers you can rely on.
